Council Rateable Value (RV)
Every NZ property has a council rateable value set during the most recent district valuation. We use suburb-level RV data calibrated against hundreds of real Bay of Plenty sales to establish a baseline value for your property.

LINZ property records
Land Information New Zealand (LINZ) provides title and parcel data for every NZ property — including land area, legal description and property type. We use this to adjust estimates for section size and property characteristics.

Regional market analysis
We track REINZ median sale prices by suburb, updated regularly. Properties in high-growth areas like Papamoa receive different weightings to those in stable or declining markets.

Property-specific inputs
Your answers about bedrooms, bathrooms, year built, parking, land area and recent renovations are applied as calibrated adjustments to the base estimate — giving a more personalised result.
